LOCATION:
The ranch is located in Anderson, Shasta County, California (see map).
Approximately 2 miles off Interstate 5, and is bordered on two sides by
Balls Ferry and Deschutes Roads. Anderson Creek flows through the
ranch and a portion of the creek is lined with huge oak trees.
This unique large irrigated ranch property is near town with excellent

IRRIGATION: The ranch is in
the Anderson Cottonwood Irrigation District (ACID), an excellent
irrigation district with water rights from the Sacramento River and the
Bureau of Reclamation. Water is delivered to the ranch in a n open ditch.
The ranch irrigation ditches are concrete lined, greatly reducing
maintenance. There are no pumps required. ACID water costs are $62 per
acre per season.
LIVESTOCK: The owners state
they have leased the ranch to run 600 yearlings and have also put up about
400 tons of hay on most years.
